Rajasthan Land Records: Jamabandi, Khasra and Mutation Explained

Why land records matter

Correct land records are needed for crop loans, crop insurance, subsidies, PM-KISAN and selling or inheriting land. Many farmers discover errors only when they apply for a loan or scheme, so it is worth checking records in advance.

Key terms

  • Jamabandi: the record of rights showing who holds the land and their share
  • Khasra: the unique number of a plot of land in the village map
  • Girdawari: the crop inspection record
  • Mutation (namantaran): updating ownership in records after sale, gift or inheritance

Checking records online

Rajasthan provides land records online through the Apna Khata portal, where you can view jamabandi and related records by district, tehsil and village. Maps can be seen on the Bhu-Naksha portal.

Mutation after transfer or inheritance

After buying land or after the death of the holder, apply for mutation with the patwari or tehsil office, or online where available, with documents such as the registered deed or death certificate and legal heir details.

Correcting errors

If a name, share or area is wrong, apply to the tehsildar with supporting documents. Keep copies of every application and receipt.
